Stills photography has always been an important core aspect of selling real estate, and my approach has always been to present images that give a true sense of the space, old or new. Research has proven that with more buyers searching online, it can get harder to standout as an agency if a non-professional approach is not used.
Even though you can use a modern mobile phone, do you really have the time to edit, process, and catalog these during your busiest time of the year? Can you afford to take key staff away from critical administrative and legal duties to wrestle with photographic software?
That is why I understand your time is precious. You need items quickly; clients need their property sold/rented. With this in mind, I have created a system to be able to go from shoot to deliverables within 24 hours, making the process as stress-free as possible.
It’s my choice to photograph using tried-and-tested techniques to bring out the best in any home. Whether it's a new build or a space that has suffered some disrepair, they are all going to get the care and attention they need.  It should be yours, too.

FLOORPLANS
Nothing beats a floor-plan in giving a clear view on a property and its layout. In fact, many Agents feel that without a well-depicted floor plan, it can be a significant barrier to sales. Without house floor plans, buyers cannot easily visualize the arrangement or size of the home and will skip listings where the house floor plan is not included. 
So, with buying and selling houses becoming more competitive, Property Developers and Sellers are looking at new ways to engage their potential buyers attention outside of the standard 2D plan. That's why, as standard, I have introduced 3D floorplans that have been designed to be interactive. Using the latest software, I'm able to create a 3D plan of a property and then incorporate elements such as furniture, photorealistic renders, or even a 360-degree walk-through, which can be hosted on 3rd-party websites like Rightmove, Zoopla and OnTheMarket. 
While photographs will always do a great job of showing the interior and exterior of a house, the humble floor plan doesn't have to be boring or limited by what it can show. Now more than ever, you can give a serious buyer all the tools they need to make the sale.

360 VIRTUAL TOURS
In real estate, agents will often get more serious about their 360 marketing efforts only when they land a large or high-end listing. But now more than ever, creating virtual tours for any size property is key to selling fast and safely. Research has proven that with more buyers searching online, it can get harder to stand out as an agency if you are using yesterday's tools.
I have spent some time developing a solution that is light-weight, mobile-friendly, has a simple user experience, and can be deployed quickly on 3rd party websites like Rightmove, Zoopla, and OnTheMarket. 
If you are a busy real estate or leasing agent, you may not have the opportunity to visit the property in person. However, by building up a library of 3D spaces, you or your property manager can start showing properties as soon as a tenant plans to leave. Together with using traditional elements like stills and floor plans, you have every opportunity to shorten the sales cycle by allowing more people to visit than would be physically possible.
With VR and immersive media set to dominate the consumer online experience (even outside of COVID-19), what better way to let buyers see your property in a fast, fun, and safe way?
